Sanibel Condos for Sale: Communities, Fees, Inspections, and Rental Rules

Sanibel condos for sale range from Gulf-front buildings to bayside and low-rise communities, and the association behind the building matters as much as the unit.  I’m Chip Wolfe, a Sanibel Island real estate agent with RE/MAX Realty Group and a certified Sanibel & Captiva Islands Specialist (SCIS).  This guide covers what I check before you buy a Sanibel condominium.

Sanibel Condos at a Glance

Condominiums are a major part of Sanibel’s market, and many were damaged by Hurricane Ian.  Condominium documents control rentals, rules, fees, and assessments, so I read them before you make an offer.  For the full island picture, see my Sanibel Island real estate guide and my Captiva Island real estate guide.  Browse what’s on the market in my active listings.

Sanibel Condo Communities

Sanibel’s condominium communities include Sundial, Sanibel Moorings, Shell Island Beach Club, Pointe Santo de Sanibel, Loggerhead Cay, and Sandpiper Beach.  Two examples from the Sanibel-Captiva Chamber of Commerce in February 2024: Loggerhead Cay on East Gulf Drive has 168 units, and Sandpiper Beach on Olde Middle Gulf Drive has 27 condominiums and private beach access.  Each community has its own rules, fees, and recovery status, so compare building by building.

Association Fees and What They Cover

Monthly or quarterly fees vary by association, building, and unit.  I ask for the current budget, what the fee covers (insurance, roof, exterior, amenities), reserve balances, and any fee increases in the past two years.  Florida now requires associations to fund reserves according to their structural integrity reserve study, and the state says a shortfall may require higher assessments or a loan.  Ask how the budget lines up with the study.

SIRS and Milestone Inspections

Two Florida requirements affect Sanibel condo buyers:

  • Milestone inspection: Buildings of three or more habitable stories need a structural inspection at 30 years (25 years if the local agency requires it) and every 10 years after.  Phase one is a visual review, and phase two happens only if substantial deterioration is found.  The association must give owners a summary within 45 days of receiving the report.
  • Structural Integrity Reserve Study (SIRS): The study covers items such as roof, structure, fire protection, plumbing, electrical, waterproofing, and windows, and sets a funding schedule.  Associations that existed on or before July 1, 2022 and are unit-owner controlled needed a SIRS by December 31, 2025.  The state keeps a database of submitted studies.

I ask for the latest milestone report, the SIRS, and any repair recommendations.

Rental Rules

Sanibel limits rentals.  Outside the city’s Resort Housing District, rentals must be at least four consecutive weeks, and shorter rentals are allowed only where resort housing is a permitted, code-compliant use at that property.  Any rental needs a City Business Tax Receipt and a Dwelling Rental License.  Condominium documents can add limits.  For example, Sandpiper Beach described a seven-day minimum for guests in 2024.  Tell me early if rental income matters.

Condo Insurance and Special Assessments

Flood is not covered by standard homeowners policies.  Sanibel’s Community Rating System Class 5 rating gives a 25% discount on federal flood premiums.  Ask what the association’s policies cover and what you must insure yourself, including your unit’s interior and contents.  After Hurricane Ian, some island associations charged special assessments for repairs and uninsured costs.  Published board minutes from one Sanibel association show a 2023 assessment of several thousand dollars per unit.  Ask for assessment history, planned projects, and any association loans.
