Naples Real Estate: A Guide to Neighborhoods, Waterfront Living, and Flood Rules
Naples offers Gulf beaches, bay and canal living, and a wide range of condominiums and homes, and the right area depends on how you want to live. I’m Chip Wolfe, a Realtor with RE/MAX Realty Group in Fort Myers. My SCIS designation is for Sanibel and Captiva, so treat this guide as a starting point for comparing Naples areas, with the flood and condo questions I raise on every Southwest Florida purchase.

Naples at a Glance
Naples sits on the Gulf in Collier County, south of Fort Myers. Its waterfront runs from Gordon Pass at the south end to Wiggins Pass beyond Vanderbilt Beach, with Naples Bay and its canals behind the southern end. Fort Myers Beach is a different island market, so see my Fort Myers Beach real estate guide if you are comparing. Browse Naples listings in my active listings.
Naples Neighborhoods
Olde Naples
Olde Naples is the original town, with Fifth Avenue South and Third Street South within walking distance of most streets and city beach accesses at the ends of the avenues.
Port Royal and Aqualane Shores
Both sit near Gordon Pass, and their canal homes reach the Gulf without a fixed bridge, which matters for taller boats. Port Royal is all single-family estates.
The Moorings and Park Shore
These neighborhoods mix Gulf-front towers, bay-front buildings, and canal homes. Boaters here reach the Gulf through Doctors Pass.
Pelican Bay
Pelican Bay is a large community with private beach access by tram and optional golf and tennis. It is not a boating community.
Vanderbilt Beach
Vanderbilt Beach has Gulf-front towers, a public beach park, and canal homes with access through Wiggins Pass. Confirm bridge clearance for taller boats.
Gulf, Bay, or Golf?
- Gulf: Gulf-front condominium towers line the beach in several neighborhoods. Gulf-front single-family homes are far fewer, according to one local brokerage’s review of MLS sales.
- Bay and canal: Naples Bay and its canals suit boaters. Check depth and bridges for each route.
- Golf and clubs: Many communities offer private golf or beach clubs. Memberships are often separate from ownership, so confirm eligibility and fees.
Condos Versus Single-Family Homes
Most Naples buyers choose between a condominium and a single-family home, and the building matters as much as the address. Florida requires milestone structural inspections for condominium buildings of three or more habitable stories, generally at 30 years (25 where the local agency requires it) and every 10 years after. Associations also need a structural integrity reserve study. Before an offer, I ask for the inspection report, reserve study, budget, and any pending special assessments. Single-family buyers should focus on elevation, flood zone, roof age, and permit history.
Flood Zones, Hurricane Ian, and the 50% Rule
The City of Naples has used 2024 flood maps for construction and insurance. Special Flood Hazard Areas include Zone AH, AE, and VE, and Zone X is lower risk. The National Flood Insurance Program’s 50% rule applies in participating communities, and Naples participates. Repairs or improvements that equal or exceed 50% of a building’s value generally trigger current flood standards, so confirm how the city applies it to your project.
Hurricane Ian made landfall near Cayo Costa on September 28, 2022, about 104 miles from Naples. The National Hurricane Center reported maximum inundation of 6 to 9 feet above ground in Naples. The Naples Pier was heavily damaged, and the city says construction began in January 2026 with reopening targeted for July 2027. Beach access remains open at nearby beach ends.
Flood and Property Insurance
Homeowners policies don’t cover flood. The City of Naples holds a Community Rating System Class 5 rating, which gives up to a 25% discount on standard flood policies. NFIP coverage for a single-family building is limited to $250,000, and flood insurance is required if the property is in a Special Flood Hazard Area and has a federally backed mortgage. There is a 30-day waiting period. Get flood and wind quotes before you make an offer.
Naples Market Snapshot
- Median sale price: $1,099,476 for the three months ending September 2026 (down 15.1% year over year)
- Median days on market: 139 (159 a year earlier)
- Homes sold in September 2026: 220 (194 a year earlier)
- Sale-to-list price ratio: 93.0%
- Source: Redfin, Naples housing market, September 2026.
A median blends condos and single-family homes across very different neighborhoods, so it says little about any one property. See my market snapshot for more.
