Fort Myers Beach Real Estate: Homes for Sale and a Local Realtor’s Guide

If you’re searching for Fort Myers Beach homes for sale, start with the facts that shape every purchase here: flood zones, elevation, insurance, and a town still rebuilding after Hurricane Ian.  I’m Chip Wolfe, a Fort Myers Beach Realtor with RE/MAX Realty Group and a certified Sanibel & Captiva Islands Specialist (SCIS), so barrier-island flood and building rules are part of my everyday work.

Where Fort Myers Beach Is and How You Get There

Fort Myers Beach sits on Estero Island, a barrier island on Southwest Florida’s Gulf coast in Lee County.  The town, incorporated in 1995, has about seven miles of Gulf beach and 29 public beach accesses.  Estero Boulevard is the island’s only main thoroughfare.

Most people arrive over the Matanzas Pass Bridge, known locally as the Sky Bridge.  This fixed span carries San Carlos Boulevard (SR 865) 65 feet above the pass, with one northbound lane and two southbound lanes.  In peak season, the outside southbound lane is reserved for buses and bicycles.  The Bonita Beach Causeway links the south end to Bonita Springs.  Comparing nearby islands?  Read my Sanibel Island real estate guide and Captiva Island real estate guide.

Fort Myers Beach Neighborhoods at a Glance

Browse what’s on the market now in my active listings.

Times Square

The downtown district at the north end, beside the Sky Bridge, has shops, restaurants, the pier area, and public beach access.  Ian destroyed the beach-facing businesses here, and a Sunset Beach Resort project broke ground on July 6, 2026.

Bayside

On the bay side of Estero Boulevard, many homes sit on canals or Estero Bay with docks and boat access.  Seawall condition, dock permits, and water depth vary by lot, so I check each one.

Mid-Island

The middle of the island is generally quieter and more residential, with condominiums, cottages, and canal homes.

Bowditch Point and the North End

Bowditch Point Regional Park is a 17-acre Lee County park at the northern tip, with Gulf and back-bay shoreline, trails, and birding.  Its parking lot is closed for restoration, so check access before you visit.

Carlos Pointe and the South End

Near the south end, Estero Boulevard leads toward Big Carlos Pass and Lovers Key State Park, which has more than two miles of beach.  Carlos Pointe, at 8350 Estero Boulevard, is one of the Gulf-front condominium communities here.

Property Types: Condos, Single-Family Homes, and Canal Properties

  • Condominiums: Gulf-front and bay-view buildings.  I ask for the milestone inspection report, structural integrity reserve study (SIRS), and any planned assessments.
  • Single-family homes: Older homes and new elevated homes built to current floodplain rules.
  • Canal-front and bay-front homes: For boaters, with dock and seawall questions to answer first.
  • Vacant lots: An option for buyers who want to build a new, code-compliant home.

Flood Zones, Elevation, the 50% Rule, and Insurance

The entire Town of Fort Myers Beach lies within a FEMA Special Flood Hazard Area, mapped as Zone VE (coastal high hazard, with wave action) or Zone AE.  The current flood maps took effect November 17, 2022.  If a property sits in two zones, the more restrictive one applies.

  • The 50% rule: If repairs or improvements cost 50% or more of a building’s pre-damage market value, the whole building must meet current flood and building standards.  That generally means elevating it to or above base flood elevation.
  • Elevation Certificates: These document a building’s elevation and help with insurance quotes.  I request one on every property.
  • Space below base flood elevation: Enclosed areas there may be used only for storage, parking, and building access, with no utilities or air conditioning.
  • Flood insurance: Most homeowners policies don’t cover flood.  NFIP coverage tops out at $250,000 for a single-family building and $100,000 for contents, so higher-value homes often add private or excess flood coverage.  FEMA lifted the town’s NFIP probation in November 2025, and beginning April 1, 2026, most owners became eligible for a 25% premium discount.  Get quotes before you make an offer.

Rebuilding After Hurricane Ian

Hurricane Ian struck on September 28, 2022.  The National Hurricane Center reported peak storm surge of 10 to 15 feet above ground here and estimated 900 structures destroyed and 2,200 damaged in the town.  Four years later, new homes are rising, while commercial projects move more slowly.  The local chamber of commerce president puts lodging at 65% to 70% of pre-Ian levels.  Lee County’s pier reconstruction is expected to finish in 2027.

On every listing, I look into what was damaged, what was repaired, whether permits were closed, and where the property stands under the 50% rule.

Beach Life on Estero Island

The Gulf slopes gently here, and locals come for shells and sunsets.  Mound House, a town cultural center on a Calusa shell mound, is at 451 Connecticut Street, and Lovers Key State Park offers paddling and quiet beach.  Many owners rent their homes, and the town requires annual short-term rental registration.  Allowed rental lengths depend on zoning and condo rules, so tell me early.

Fort Myers Beach Real Estate FAQ

Is Fort Myers Beach in a flood zone?

Yes. The entire town is in a FEMA Special Flood Hazard Area, mapped as Zone VE or Zone AE. Elevations vary, so check each address with FEMA's Flood Map Service Center.

What is the 50% rule on Fort Myers Beach?

If repairs or improvements equal or exceed 50% of a building's pre-damage market value, the entire building must meet current floodplain and building standards. That usually means elevating it, which can greatly affect renovation plans for older homes.

Has Fort Myers Beach recovered from Hurricane Ian?

It is recovering. New homes are going up, but lodging and commercial projects are still behind pre-Ian levels. Buyers will find elevated new construction, renovated homes, as-is properties, and vacant lots.

How do I get to Fort Myers Beach?

Most traffic crosses the Matanzas Pass Bridge (the Sky Bridge) from San Carlos Boulevard to Estero Boulevard. The Bonita Beach Causeway serves the south end.

Can I rent my Fort Myers Beach home or condo short term?

Often, but not everywhere. Owners must register with the town each year, and rental limits depend on zoning and condo documents, so verify the rules before you buy.

Are flood insurance rates lower now on Fort Myers Beach?

Many owners became eligible for a 25% discount on federal flood premiums on April 1, 2026. Your premium still depends on the property, so get a quote.
