Fort Myers Real Estate: A Local Guide to Neighborhoods, Flood Zones, and the Market
Fort Myers is the gateway to Southwest Florida’s islands and beaches, and it is where I work. I’m Chip Wolfe, a Fort Myers real estate agent with RE/MAX Realty Group, with my office at 7910 Summerlin Lakes Drive. This guide covers how I help buyers sort out the city’s neighborhoods, river, flood rules, and market.

Fort Myers at a Glance
Fort Myers covers about 40 square miles on the south bank of the Caloosahatchee River and had about 95,000 residents in the 2020 to 2024 American Community Survey. One caution: a “Fort Myers” mailing address is often in unincorporated Lee County, not inside city limits. That affects city services, permits, and flood rules, so I confirm jurisdiction on every property. Southwest Florida International Airport (RSW) is in Fort Myers, and the city is the mainland link to Sanibel, Captiva, and Fort Myers Beach.
Fort Myers Neighborhoods at a Glance
Browse what’s on the market now in my active listings.
Downtown and the River District
Downtown is the city’s riverfront core, home to City Hall and the River District, and most homes there are apartments and condominiums. Nearby, Dean Park and Edison Park are city historic districts, and exterior changes in Dean Park need a Certificate of Review.
The McGregor Boulevard Corridor
McGregor Boulevard follows the river south of downtown, lined with royal palms. Thomas Edison began planting those palms in 1907, and the Edison and Ford Winter Estates sit along the route. Expect mature landscaping, older homes, and larger lots.
Whiskey Creek
Whiskey Creek is an established neighborhood in unincorporated Lee County between McGregor Boulevard and Summerlin Road, with mature trees and a quiet feel.
Iona-McGregor
The Iona area is near Fort Myers Beach and mixes single-family homes, condominiums, and boating communities. Check flood zone and canal access address by address.
Gateway
Gateway is a large master-planned community near the airport with golf, parks, and trails.
San Carlos Park
San Carlos Park is a large residential area near Estero and Florida Gulf Coast University, with a mix of single-family homes that many first-time buyers and investors consider.
South Fort Myers
South of downtown, areas such as Cypress Lake and the Villas offer central locations near shopping and major roads. Many addresses here sit outside city limits, so verify.
The Caloosahatchee River and Waterfront Living
The Caloosahatchee runs along the city’s north edge and ties together river views, boating, and fishing. Waterfront options range from riverfront homes along McGregor to canal and boating communities in the Iona area. For any dock, ask about the permit, the water depth, and bridge clearance on the route to open water.
Flood Zones, Hurricane Ian, and Insurance
Flood zones vary by address, so check the city’s flood map and Forerunner portal for the exact property. When Hurricane Ian hit on September 28, 2022, the National Hurricane Center reported inundation of 5 to 8 feet above ground up the Caloosahatchee in Fort Myers, and storm surge reversed the river’s flow and flooded city streets.
- The 50% rule: If repairs or improvements cost 50% or more of a building’s market value, the building must meet current flood standards. The city counts improvements over a 12-month period.
- Flood insurance: Homeowners policies do not cover flood. The city announced a Community Rating System upgrade to Class 6, which brings a 20% discount for National Flood Insurance Program policyholders starting October 1, 2025. NFIP coverage tops out at $250,000 for a single-family building and $100,000 for contents.
- Next step: Get flood and wind quotes before you make an offer.
Schools: A General Overview
Lee County Schools reported 118 schools, including 22 charter schools, and about 99,600 students in January 2026. The district uses choice zones that cross city limits, and zones come from the address, not the ZIP code. Check the district’s zone map for any home you are considering, and visit the schools yourself.
Lifestyle in Fort Myers
Fort Myers offers the River District’s dining and arts, the Edison and Ford Winter Estates, and quick access to the Gulf. Fort Myers Beach is close, so see my Fort Myers Beach real estate guide. For island living, read my Sanibel Island real estate guide and Captiva Island real estate guide.

A median blends condos, older homes, and new construction, so it says little about any one property. See my market snapshot for more.
