When people ask me what makes Sanibel special, I tell them to drive over the causeway once at sunrise. I’m Chip Wolfe, a Realtor with RE/MAX Realty Group and a certified Sanibel & Captiva Islands Specialist (SCIS). Helping people buy and sell here is my favorite part of the job. This guide covers what I tell my own clients about neighborhoods, building and flood rules, rentals, and island life.

Why Sanibel Is Unlike Anywhere Else in Florida
Sanibel is a barrier island of about 12 miles, connected to Fort Myers by the roughly three-mile Sanibel Causeway. Nearly 70 percent of the island is set aside for conservation. The city charter limits buildings to three stories, so rooflines stay at palm-tree height. Sanibel’s land development code is one of the most protective in Florida. It is also detailed, and it affects nearly every real estate decision here.
Sanibel Neighborhoods at a Glance
Browse what’s on the market now in my Sanibel listing report, or explore by location on the map search.
The Dunes
The Dunes is built around The Dunes Golf & Tennis Club and its 18-hole course. It suits buyers who want golf, fairway and lake views, and a social setting, with the beach a short bike ride away.
Gumbo Limbo
Gumbo Limbo is a central neighborhood with tree-canopied streets. It’s close to shops, restaurants, and the bike paths. It has no deeded beach access, but its location often makes it a strong value.
Shell Harbor
Shell Harbor is the East End’s boating neighborhood. Many homes have Gulf-access canals and private docks, and the Sanibel Lighthouse and East End beaches are nearby.
Sanibel Estates
Sanibel Estates is a quiet East End community of canal-front and bay-front homes. Lot sizes, seawall condition, and dock permits vary by street, so I check each property carefully.
West Gulf Drive
West Gulf Drive has some of Sanibel’s most coveted beachfront and near-beach estates, on generous, heavily landscaped lots. Gulf-front parcels usually fall under Florida’s Coastal Construction Control Line (CCCL) rules as well as city and FEMA requirements.
Property Types on Sanibel
- Single-family homes: from classic island ranches to newly built, elevated homes.
- Condominiums: Gulf-front, bayside, and low-rise. The condo documents control your rental rights.
- Canal-front and bay-front homes: for boaters.
- Vacant land and build-back lots: more common since Hurricane Ian, and a path to a new, code-compliant home.
Flood Zones, Elevation and Sanibel’s Building Rules
Most of Sanibel lies within FEMA Special Flood Hazard Areas, so I check flood zone and elevation first:
- The FEMA 50% Rule: If repairs or improvements cost 50% or more of a building’s market value, the building must meet current floodplain standards. That usually means elevating it.
- Elevation Certificates: These drive flood insurance costs. I request one on every home.
- Height: The charter allows no more than three stories, and the code sets height limits by district. In 2026, the city adopted a limited exemption that lets certain existing nonconforming homes be raised for flood resiliency.
- Gulf-front: Building seaward of the CCCL requires a separate state permit.
Rebuilding After Hurricane Ian: What Buyers Should Know
Hurricane Ian struck on September 28, 2022. The causeway reopened to traffic within weeks, and the island has rebuilt remarkably, though the work isn’t finished. Today buyers will find newly elevated homes, renovated homes, as-is properties, and vacant lots. On every listing, I look into what was damaged, what was repaired, whether permits were closed, and where the home stands under the 50% rule.
Sanibel Rental Rules: The Four-Week Minimum
Under the Sanibel code, properties outside the city’s Resort Housing District can’t be rented for less than four consecutive weeks. Weekly or nightly rentals are allowed only where resort housing is permitted and code-compliant. Every owner who rents needs a City Dwelling Rental License and a Business Tax Receipt, and condo or HOA rules may add more limits. If rental income matters to you, tell me early.
Life on Sanibel: Beaches, Shelling, Ding Darling and Bike Paths
Sanibel is world-famous for shelling, and the “Sanibel Stoop” is real, especially after a winter cold front. Bowman’s Beach and Lighthouse Beach are local favorites. The J.N. “Ding” Darling National Wildlife Refuge covers more than 6,400 acres of mangroves, seagrass, and marsh. The Bailey-Matthews National Shell Museum adds culture. The shared-use paths run more than 26 miles, so many residents run errands by bike.

Sanibel Real Estate FAQ
Only if the property is in Sanibel's Resort Housing District and resort housing there is a permitted, code-compliant use. Everywhere else, the city requires rentals of at least four consecutive weeks. Every rental also needs a City Dwelling Rental License and a Business Tax Receipt, and condo or HOA rules may add more restrictions.
If repairs or improvements cost 50% or more of a building's market value, the building must be brought into compliance with current floodplain rules. That usually means elevating the living area above the required flood elevation. It can greatly affect renovation plans for older homes.
Yes. Much of the island has been rebuilt and reopened since Hurricane Ian in September 2022, but some homes are still being repaired or rebuilt. Buyers will find newly elevated homes, renovated homes, as-is properties, and vacant build-back lots.
Shell Harbor and Sanibel Estates on the East End are popular with boaters because many homes there sit on canals or the bay with water access and docks. Water depth, bridge clearance, and seawall condition vary by lot, so check them for each property.
Sanibel connects to Fort Myers by the Sanibel Causeway, about three miles long, with a toll for vehicles heading onto the island. Southwest Florida International Airport (RSW) in Fort Myers is the closest major airport.
