Captiva Island Real Estate: A Local Expert’s Guide to Island Living

Captiva is narrow, quiet, and wrapped in water, with some of Florida’s best Gulf sunsets and a village small enough to walk. I’m Chip Wolfe, a Realtor with RE/MAX Realty Group and a certified Sanibel & Captiva Islands Specialist (SCIS). This guide covers Captiva’s areas, property types, unique rules, and the lifestyle that makes it worth the drive to the end of the road.

What Makes Captiva Different

Captiva is about five miles long and, in many places, only about a half-mile wide. It runs from Blind Pass in the south, where a short bridge connects it to Sanibel, to Redfish Pass in the north. To get here, you cross the Sanibel Causeway and drive the length of Sanibel-Captiva Road.

Unlike Sanibel, Captiva isn’t a city. It’s an unincorporated community governed by Lee County, with strong input from the Captiva Community Panel and Captiva Civic Association. Its own height and density rules in the county code are a big reason it still feels like old Florida.

South Seas

South Seas covers about 330 acres at the island’s northern tip, with roughly 2.5 miles of shoreline, and more than half of it is preserve and estuary. It has resort villas, condos, private homes, marinas, golf, pools, and dining. It reopened officially in 2025, and improvements continue. A 2025 county rezoning for new hotel and condo units is tied up in litigation, and site work began in 2026 on the planned 84-unit Timbers Captiva project. I’ll walk South Seas buyers through association documents, rental programs, and nearby planned development.

Captiva Village

The village centers on Andy Rosse Lane, with restaurants, galleries, shops, and the beach a short stroll away. Homes are often cottages and updated island homes on smaller lots. Walking to dinner and to the sunset is the whole point.

The Blind Pass Area

At Captiva’s southern end, near the Blind Pass bridge and Turner Beach, you’re close to Sanibel’s services and still enjoy Captiva’s calm. Sunsets and fishing are favorite pastimes here.

Gulf-Front and Bayside Captiva

Captiva Drive runs between Gulf-front estates with beach and sunset views and bayside homes on Pine Island Sound and Roosevelt Channel, often with docks and calmer water.

Property Types on Captiva

  • Single-family homes: from classic Captiva cottages to large, newly built Gulf-front and bayside estates.
  • Resort condominiums and villas: mostly within South Seas. Many are in a resort rental program.
  • Bayside boating homes: with docks and access to Pine Island Sound.
  • Lots and build-back sites: limited, and valuable because of Captiva’s strict density rules.

Flood Zones, Elevation and Captiva’s Building Rules

Nearly all of Captiva lies in FEMA Special Flood Hazard Areas, and Gulf-front parcels fall in high-risk coastal zones subject to Florida’s Coastal Construction Control Line (CCCL). Key points:

  • Height: Outside South Seas, Lee County limits Captiva buildings to 35 feet above the lot’s average grade or 42 feet above mean sea level, whichever is lower, measured to the roof peak. The county code says no variance or deviation may be granted from this limit. South Seas has its own rules under its zoning.
  • Density: Captiva has long been limited to three dwelling units per acre, which keeps the island low-density and makes buildable land scarce.
  • The FEMA 50% rule: As on Sanibel, if repairs or improvements cost 50% or more of a building’s market value, the building must meet current floodplain standards. That usually means elevating it.
  • Elevation Certificates: These are a must for understanding flood insurance and future plans.

After Hurricane Ian (and Helene and Milton): Captiva Today

Hurricane Ian hit Captiva hard in September 2022, and Hurricanes Helene and Milton added surge and erosion in 2024. The island has bounced back with determination. Restaurants and shops have reopened, homes have been rebuilt to stronger standards, and South Seas is open again. The Captiva Erosion Prevention District finished a major beach renourishment project in early 2026, rebuilding the beach and planting sea oats along the dunes.

For buyers, I look into each property’s storm history, its permits, and where it stands under current flood rules.

Captiva Rental Rules

Because Captiva is governed by Lee County rather than the City of Sanibel, Sanibel’s four-week rental minimum doesn’t apply here. That doesn’t mean anything goes. Many Captiva condo associations and HOAs set their own minimum stays and limits, and those documents are often the deciding factor. Owners renting for six months or less must collect and remit Lee County’s 5% Tourist Development Tax plus Florida sales tax. If rental income matters to you, I’ll review the association documents and rental history with you before you commit.

Life on Captiva: Sunsets, Beaches and Boating

Captiva’s Gulf beaches face west, so sunset is an evening ritual here. Shelling is excellent, especially near Blind Pass. Boaters love quick access to Redfish Pass and Pine Island Sound, and nearby islands like Cabbage Key and Cayo Costa are an easy boat ride away. Sanibel’s J.N. “Ding” Darling National Wildlife Refuge, its 26-plus miles of shared-use paths, and its shops and services are only a short drive back across Blind Pass.

Captiva Real Estate FAQ

Is Captiva part of the City of Sanibel?

No. Captiva is an unincorporated community governed by Lee County. Its zoning, building height, and density rules come from the Lee County code, not the City of Sanibel.

How tall can a new home be on Captiva?

Outside South Seas, Lee County limits Captiva buildings to 35 feet above the lot's average grade or 42 feet above mean sea level, whichever is lower, measured to the roof peak. The county code says no variance may be granted from this limit.

Can I rent my Captiva property short-term?

Captiva isn't subject to Sanibel's four-week minimum, but many Captiva condo associations and HOAs set their own rental rules. Owners renting for six months or less must collect Lee County's 5% Tourist Development Tax and Florida sales tax. Always review the association documents before buying.

Has Captiva recovered from Hurricane Ian?

Captiva has made major progress since Hurricane Ian in 2022 and Hurricanes Helene and Milton in 2024. Restaurants and shops have reopened, South Seas reopened officially in 2025, and a beach renourishment project finished in early 2026. Some properties are still being repaired or rebuilt.

What is happening with South Seas development?

In August 2025, Lee County approved a rezoning that would allow new hotel and condominium units at South Seas, but that expansion is the subject of ongoing litigation. Site work also began in 2026 on the planned 84-unit Timbers Captiva residential project. I can share the latest status on any South Seas property you're considering.
